Why lake work is different

The shoreline sets the terms

Anyone can frame a rectangle on a flat lot. Lakefront construction is a negotiation with regulation, terrain, water and weather.

Shoreland ordinances govern how close a structure sits to the ordinary high water mark, how much of a lot can be covered by impervious surface, and what happens to a legal nonconforming cabin if it is torn down. Those rules routinely decide whether a project is a remodel or a rebuild.

Terrain adds its own arithmetic: slope determines walkouts and retaining work, tree cover determines staging and crane access, and soil determines what the excavator finds on day one.

Then the climate tests everything. Seasonal properties sit empty through deep cold, which is why we spend real money on air sealing, ventilated roof assemblies, insulated crawlspaces and freeze-safe plumbing routing. Those are not upgrades here. They are the reason a house is still sound in twenty years.

We were victims of a waterline break that left our 'Up North' Minnesota condo in need of a total rehab. Without the availability of a General Contractor that would undertake our job we were provided Tyler's number and are so thankful for this referral. Tyler is way beyond his years in professionalism, carpentry skills, problem solving and communication.

His dedication to our project and every effort that he made to get things done correctly and timely was outstanding. He was our unofficial General Contractor, making phone calls to other trades that were needed as he progressed through the project. From sheetrock removal and replacement to subfloor replacement to flooring installation to kitchen remodeling to expert trim molding installation, Tyler was exact in measurements and precise in installation.

Our one story condo has had a total makeover and thanks to Tyler we know that the framing and supporting structure that you cannot see is one hundred and ten per cent correct due to his workmanship. We thank you Tyler and can only say that nobody wants to be in a situation where their property is compromised but we are fortunate to have met you and have a chance to tell so many people about you and your talent.
