The brief

This illustrative case study follows the decisions a sloped Whitefish Chain lot typically forces. The buildable area sits well back from the ordinary high water mark, the grade drops roughly twelve feet toward the shoreline, and mature red pines are the single most valuable feature on the property.

The concept resolves those pressures with a walkout lower level tucked into the slope, a main-level great room positioned for lake views through a gabled glass wall, and bedrooms pushed away from the gathering space so a full house does not mean a sleepless one.

What the project has to solve

Shoreline setbacks and impervious limits

Building near the Whitefish Chain means designing within shoreland setbacks and impervious-surface caps from the outset. Driveway width, patio area and roof coverage all count, so the footprint gets tested against those numbers before drawings are finalized rather than after a permit review.

Protecting the trees that sold the lot

Excavation routes, material staging and crane access are planned around root zones. Losing three red pines to save a week of logistics is a permanent trade, and it is rarely worth it.

Winter performance in a house that sits empty

Continuous air sealing, a ventilated roof assembly, frost-protected footings and freeze-safe plumbing runs matter most in a home that may go three weeks unoccupied in January.
