The brief

Three-season rooms earn their cost in daylight hours. Done well, they become the room where everyone eats, reads and waits out afternoon thunderstorms.

This illustrative study focuses on the detailing that separates a lasting porch from a bolted-on box: how it drains, how it attaches, and how the floor survives wet feet and freeze-thaw cycles.

What the project has to solve

Tiling a floor that freezes

Exterior-rated tile over a properly sloped, uncoupled and waterproofed substrate is the difference between a marvelous floor and a cracked one after two winters. Assembly choice matters more than tile choice.

Attaching without inviting water in

New rooflines against existing walls are where leaks begin. Step flashing, a proper kickout at the eave and integration with existing housewrap are non-negotiable details.

Screens that survive lake weather

Large screen spans need intermediate framing, tensioned systems and removable panels so a storm-damaged section is a repair rather than a rebuild.
